Latest forecast shows Pines making profit

(April 11, 2019) While earlier forecasts predicted a loss for fiscal 2019, Ocean Pines is now projecting a $60,000 profit against the budget, according to interim General Manager John Viola.

Viola, in giving a monthly treasurer’s report on Saturday, said the association was ahead by $184,000 during the first 10 months of the fiscal year.

From May 1, 2018 until Feb. 28 of this year, revenues were $511,859 better than what was budgeted, while expenses were over budget by $308,695. Viola added new capital was over budget slightly, by $19,116.

In February, revenues topped the budget by about $50,000 and expenses were under budget almost $4,000, Viola said.

The reserve forecast for the end of the fiscal year is $8.6 million, including $5.3 million in replacement reserves, $2.3 million in bulkheads and $1 million in roads. As of Feb. 28, the association had about $10.2 million in cash overall, Viola said.

On the operations side, Colby Phillips said clay court resurfacing is underway for association tennis courts and several Easter events are scheduled, including an Egg Dive and Pool Party, Friday, April 19 at the sports core pool from 5:30-8 p.m.

Phillips said a new policy would be in effect this year for the beach club bathrooms, which are slated to open at 8:30 a.m. and close at 6 p.m., with a “deep cleaning” scheduled each evening.

She said an attendant would be there each day from 11 a.m. until 3 p.m., starting on Memorial Day. Additionally, Phillips said beach wheelchairs would be available until 5:30 or 6 p.m. each night, and a newly installed ADA accessible sideway would make it easier for guests to reach the beach.

Finance Director Steve Phillips said forensic audit results would likely be available by the end of this fiscal year, which in Ocean Pines is April 30.

Phillips reiterated the association position on pool access coupon cards stated during a town hall meeting last week, that balances would be good until April 30, 2020, and the association would work to ensure those with larger balances would roll over.

A special board meeting with Deeley Insurance Group is scheduled this Saturday, April 13, at 9 a.m. in the East Room of the community center on 235 Ocean Parkway.

“The presentation will summarize their work and finding in the past one-and-a-half months in auditing OPA’s types and levels of property, and casualty insurance coverage,” Phillips said.
