(Aug. 4, 2016) The Ocean Pines Association discussed the following items during a public meeting in the community center on July 28.
Renaud out, Jacobs in
For the second straight meeting, Board President Pat Renaud did not attend and Vice President Cheryl Jacobs filled in. In June, Renaud was attending the premier of “The Secret Life of Pets” in New York, which his son directed. This month, he had apparently taken ill.
Jacobs said Renaud had been hospitalized, but was “on the road to recovery.”
Renaud participated in the meeting by telephone.
GM report
Under major amenities, General Manager Bob Thompson said the net returns in golf were about $10,000 ahead of budgeted numbers for the month of June, although the course was still more than $16,000 behind budget for the year.
Aquatics netted about $8,000 less than what was budgeted.
At the yacht club, net returns were more than $48,000 off budget, bringing the year-to-date totals to more than $113,000 below estimates. Thompson blamed part of the poor performance on the lack of a food truck, for which a $25,000 profit had been budgeted. Banquet numbers were also lower than expected, he said.
Ongoing projects include addressing a mysterious odor at the yacht club that contractor TE Smith is working to solve. Thompson said outside air returns on the north and east sides of the building had been closed, which seemed to solve the problem. Alternate returns are being examined.
Work on the sports core pool continues, and improvements to two major bridges are scheduled to start in August.
Bids for improvements to the beach club bathroom came in. Thompson said he would analyze those and report to the new board, after the August election.
In other bid news, Ocean Pines received several proposals related to pickle ball courts at the Manklin Meadows Racquet Sports Complex, although Thompson said those were incomplete. Three bids came in for painting the courts, but OPA only received one bid each for fencing and paving work. Thompson is pursuing other bidders.
The general manager also said about $5,000 was being spent to update a previous study on the condition of the country club. At the request of Director Jack Collins, that will apparently include a report on the cart barn near the golf course.
CPI violations
The board unanimously voted to address a pair of compliance, permit and inspection (CPI) violations, at 47 Harbormist and 35 Burr Hill.
As per the vote, issues with screening on the porch of 47 Harbormist were found in continuing violation and will be sent to an attorney for action.
Similarly, Burr Hill also had issues with porch screening, as well as with debris. The property was found to be in continuing violation and will be sent to an attorney for action.
Director Tom Herrick made a motion that Thompson investigate and designate another property, at 3 Bramblewood Drive, as a “fast track violation.”
Because the property was in the process of foreclosure, the board was limited in what it could do. The motion was amended to “make the property presentable” and passed unanimously.
Comp plan update
Comprehensive Planning Committee Chair Frank Daly provided a brief update on the comprehensive plan.
Daly said the the committee has worked on a survey to fill gaps in its data, and that 25 of the 40 questions on the survey were finished, with the final 15 likely being approved at a committee meeting that evening.
He said the committee would present a detailed report on its progress and would seek a vote to approve the survey in the near future.
