Oceans East second phase to start

(June 18, 2020) The Berlin Planning Commission unanimously approved the proposed second phase of Oceans East apartment complex on Seahawk Road last Wednesday.

During the first phase of construction, 180 garden-style apartments were built.

The Phase 2 site plan features 154 additional units, including 132 apartments in five buildings, 22 townhomes and six garage buildings.

The new complex will offer unit diversity with a three-story elevator building, traditional walk-up, garden-style apartments and then the townhome option.

The townhomes will be available for rent.

The exterior architecture of the proposed 154 additional units at Oceans East will resemble the existing apartment buildings off Seahawk Road.

The exterior architecture of the second phase will complement the style of the first phase with same elevations and coastal flair but have distinguishing features, such as a pond that will serve as a “visual amenity,” said developer Blair Rinnier of the Rinnier Development Company.

The extensive landscaping will match what exists from Phase 1, and an existing access point to Ocean East will be expanded.

Rinnier said he plans to request a re-subdivision in a future planning commission meeting that will allow a smoother transition of each phase from construction financing to permanent financing as each phase is built.
